Bill of quantities agreed before construction

Good design is not enough if it only looks convincing on screen. It has to be buildable, its cost understood, its technical parts coordinated, and it has to be delivered with clear accountability.

Risks we control

Client concerns, and the mechanisms that control them.

Risk Brun Vert mechanism
01Budget discussed too late

Design and estimate develop together

Estimates and specification decisions are discussed from the design stage, so the concept never grows without a realistic cost boundary.

02Design that stops at visuals

Design developed until it can be built

The concept is developed into technical documents and coordinated with structure, MEP, interiors and construction.

03Uncontrolled changes

Changes must be approved

Every change to scope, cost and time is recorded and discussed before it is carried out.

04Progress you cannot see

Progress you can follow

You receive regular documentation of progress, issues, decisions and next steps.

05Work not ready for handover

Handover by inspection

Work is inspected, the punch list is completed and handover documents are prepared within scope.

Project safeguards

The documents and controls behind every project.

Confidence in a project does not come from promises. It comes from clear documents and procedures that are actually followed.

Project fit

Is your project a fit for Brun Vert?

Brun Vert suits projects that need coordinated design and construction, are ready in terms of site and decisions, and value accountability.

  • Your project is a new home, a major renovation, an integrated interior or a retail/commercial space.
  • The site is in Greater Jakarta, or another area we can serve operationally.
  • You are willing to go through design and scope definition before construction starts.
  • You understand that changes in scope affect cost and time.
  • You are looking for accountability in design, documentation, coordination and quality control, not simply the lowest price.

Technical & permit coordination

Building design never stands alone.

Depending on the project and its scope, we coordinate architecture, structure, MEP and interiors, together with technical and permitting discussions from the early stages. The PBG building approval or other permits are defined as a separate scope when required.

Common questions

What clients ask before starting.

All questions
What kind of projects are a fit for Brun Vert?

New homes, major renovations, integrated interiors, and retail or commercial spaces that need coordinated design and construction. Share the location, areas, target timing and budget range so we can advise on a relevant first step.

Can I commission design only?

Yes. Architectural and interior design can be commissioned on their own. The documents are prepared for tendering, phased construction, or continuing with Brun Vert.

How are costs estimated and controlled?

An initial estimate is prepared with the design concept and refined into a bill of quantities before the contract. During construction, any change that affects cost is submitted and approved before it is carried out.

How long do design and construction take?

It depends on the area, complexity and how quickly decisions are made. The schedule is planned per phase, agreed together with the bill of quantities, and becomes the reference for progress reports.

Do you take on renovations while the house is occupied?

Often yes, with agreed work zones and sequencing. Feasibility is confirmed after surveying the house.

Is the PBG building approval included?

Permitting can be discussed from the early stages. The PBG application is defined as a separate scope according to the project, with clear costs and responsibilities.
