What kind of projects are a fit for Brun Vert?
New homes, major renovations, integrated interiors, and retail or commercial spaces that need coordinated design and construction. Share the location, areas, target timing and budget range so we can advise on a relevant first step.
Can I commission design only?
Yes. Architectural and interior design can be commissioned on their own. The documents are prepared for tendering, phased construction, or continuing with Brun Vert.
How are costs estimated and controlled?
An initial estimate is prepared with the design concept and refined into a bill of quantities before the contract. During construction, any change that affects cost is submitted and approved before it is carried out.
How long do design and construction take?
It depends on the area, complexity and how quickly decisions are made. The schedule is planned per phase, agreed together with the bill of quantities, and becomes the reference for progress reports.
Do you take on renovations while the house is occupied?
Often yes, with agreed work zones and sequencing. Feasibility is confirmed after surveying the house.
Is the PBG building approval included?
Permitting can be discussed from the early stages. The PBG application is defined as a separate scope according to the project, with clear costs and responsibilities.
How do payments and variations work?
Payments are made in stages according to the terms in the contract. Changes are recorded as variation orders with their cost and time impact, and approved before the work proceeds.
Which areas do you serve?
Our focus is Greater Jakarta (Jabodetabek). Projects outside this area can be discussed where operationally feasible.
What do clients receive at handover?
Handover takes place after a joint inspection and completion of the punch list. The documents handed over, such as the handover certificate and project documents, follow the scope set out in the contract.
Is there a maintenance period or warranty?
For construction work, the maintenance period and its coverage are set out in the contract according to the scope of work.
What is design & build?
An approach where design and construction are handled under one coordination. You have one party accountable for design, budget, technical coordination and construction.
What should I prepare before requesting a review?
The location and land or building area, space requirements, target timing and budget range. Photos of existing conditions, plans or certificates can be sent after we contact you.
